Sale process for former seaside hospital complex on Venice Lido concluded

The process leading to the sale of the complex of the former Ospedale al mare at the Venice Lido to a special purpose company of German entrepreneur Frank Gotthardt, founder and chairman of Compugroup Medical, a global player in the digital health sector, has been concluded with the signing of the deed acknowledging the failure to exercise the statutory pre-emption. The conclusion of the acquisition process comes after a complex legal process that began at the end of the year 2021 with Cassa Depositi e Prestiti (Cdp) signing the final deed through its subsidiary CDP Real Asset Sgr SpA, the management company of the Fondo investimenti per la valorizzazione (FIV) - Comparto extra, which already owned the real estate subject of the transaction.

This is a vast compendium, consisting of 29 pavilions, located in the northern area of Lido, near Nicelli Airport, where it covers a total area of about six hectares. The transaction took place in implementation of the Cdp Group's 2022-2024 plan and envisages large-scale redevelopment works with a positive impact for the city, the territory and local institutions, including through the involvement of private capital, once the urban development process is completed. In fact, the transfer of ownership of the complex was finalized only following the conclusion of the urban planning variance process that authorizes in the area the development project promoted by the buyer, called “Progetto Mare” and aimed at the creation of a technology park (eHealth Technopark) dedicated to innovation and research in digital health and aimed at the development, implementation and commercialization of innovative and artificial intelligence applications for the medical sector as well as the takeover of the state-owned concession of the lido in front of it.

The project

The project, called “MARE,” aims to create a vibrant ecosystem for the healthcare industry based on artificial intelligence and innovative technologies that will transform the area into a Center of Excellence in Digital Medicine inspired by its creator Frank Rudolf Gotthardt's principle that “No one should suffer or die from a lack of medical information,” and will be a driving force for the economy not only of the Venice Lido and the city but of the entire region and the entire country.

The investor was assisted, as far as civil law and negotiation profiles were concerned, by CBA Studio Legale e Tributario, with a team led by of counsel Paola Nardini (pictured, left) and partner Daniela Sorgato.
